Commonly asked questions about what we do.
For Sellers
What kinds of situations do you help sellers with?
A lot of the homeowners we work with are in situations traditional buyers walk away from: little or no equity, needed repairs they can’t afford to make first, owing more than the house is worth, or running out of time on a foreclosure. If the standard “list it, fix it, wait for an offer” path doesn’t fit your situation, that’s usually where we come in.
Do I have to make repairs before I sell?
No. You can sell as-is. We don’t need you to fix anything, stage the house, or put money into it before we’ll talk. We look at the property the way it actually is today.
What if I owe more than my house is worth, or have little to no equity?
This is one of the most common reasons people reach out. Because we don’t rely on you having equity to close, we’ve built specific ways to help homeowners in low-equity and no-equity situations — including options like taking over the existing loan or structuring an equity partnership. We’ll walk you through the ones that actually apply to you.
I’m facing foreclosure. Can you still help?
Yes, and sooner is better. Even if your sale date is close, we have options. We help homeowners stop or prevent foreclosure through a few different paths depending on how much time you have, your financial situation, and how much you want to protect your credit.
What are my foreclosure prevention options?
We generally work along three paths and help you pick the right one: Mortgage Assistance — we help you get approved for assistance with your lender, using our knowledge of lender approval criteria and existing relationships with most lenders. This is our most affordable and most popular option, and when it works it returns your loan to good standing. Standard Foreclosure Prevention — we stop the scheduled sale first, then help you resolve the foreclosure. This is a fast, reliable way to buy yourself time. Premium Foreclosure Prevention — everything in Standard, plus legal means through affiliated attorneys if other methods fall short and protecting your credit is a priority.
Will working with you hurt my credit?
It depends on the path. The Mortgage Assistance route is designed to bring your loan back into good standing, which is a positive outcome for your credit. Other paths may or may not affect it, and our Premium option exists specifically for homeowners who want to keep credit impact to a minimum. We’ll be upfront about the trade-offs before you decide anything.
How fast can you move if my sale date is coming up?
Fast. We’ve secured approvals just days before a scheduled sale. More runway always gives us more options, but a tight timeline doesn’t automatically rule us out — reach out and let us look at it.
What are my options besides a straight cash sale?
A cash offer is one path, not the only one. Depending on your situation we might structure an equity partnership, take over the existing loan, or build something else around your goals. The point of the first conversation is to find the option that actually fits, rather than force your situation into one formula.
I’m a realtor and I’m having trouble finding a buyer for my listing. Can you help?
Yes. If a listing isn’t moving through conventional channels — or the buyer pool is thin because of the property’s condition, financing, or timing — reach out. We can often be the solution for listings that traditional buyers pass on.
What does it cost to explore my options?
Nothing. The first conversation is free. You tell us what’s going on, we walk you through the paths that apply to you, and you decide what happens next. There’s no obligation to move forward.
For Buyers
What is owner financing, and how is it different from a bank mortgage?
With owner financing (also called seller financing), you make your payments to us instead of qualifying for and paying a traditional bank loan. That means we set the terms directly with you — without the strict underwriting, large down payment, and long approval timelines a bank requires. If conventional financing hasn’t worked for you, this is often a realistic path to owning a home.
How much do I need for a down payment?
Our down payments are low compared to the 20% many banks expect before they’ll even talk to you. The exact amount depends on the property and the terms, but the whole idea is to keep the upfront barrier reasonable.
What if my credit doesn’t fit a bank’s formula?
A lot of our buyers can comfortably afford the monthly payment but don’t fit a bank’s rigid credit formula. We look at your situation as a whole rather than running it through a rigid checklist, so credit that disqualifies you elsewhere doesn’t automatically disqualify you with us.
Are there prepayment penalties if I pay off the loan early?
No. We don’t charge prepayment penalties. If you’re able to pay off your loan early — by refinancing, selling, or paying it down — you won’t be punished for it.
What do you mean by “flexible terms”?
It means the structure of your purchase — down payment, payment schedule, and other details — can be tailored to your situation instead of forced into a one-size-fits-all bank product. We’ll talk through what works for you and build the terms around it.
Where can I see what’s available to buy?
Our current listings are on the Properties for Sale page. If you don’t see the right fit yet, reach out anyway — inventory changes, and telling us what you’re looking for helps us match you as properties come available.
How do I get started as a buyer?
Reach out and tell us what you’re looking for and what your situation is. We respond within 24 hours, walk you through the properties and terms that fit, and there’s no cost or obligation to have that first conversation.
For Investors
What does working with RPPS as an investor look like?
We provide funding for real estate deals at a competitive rate, and we partner on deals through joint ventures. Whether you need capital to close your next acquisition or a partner to take a project on together, we structure the deal around your specific circumstances.
What kinds of deals do you fund?
We offer funding for the following types of projects — Fix & Flip, DSCR Rental, Bridge Loans, Multifamily, New Construction, Land Acquisition.
What are your rates and terms?
Rate and terms are set per deal based on the property, the structure, and the type of project, which is how we keep them competitive.
Do you do joint ventures, or only lending?
Both. Some investors just need funding for a deal they’re running themselves; others prefer to partner with us on a joint venture where we share in the project. We’ll talk through which structure makes more sense for the deal in front of you.
How is a funded deal secured?
Our funding is tied to real estate, so the property is central to how each arrangement is structured and secured. The exact security depends on the deal. Each loan type has its own Loan-To-Value requirements.
Is a return guaranteed?
Real estate investing carries risk, and no specific return is guaranteed. We aim for competitive, fair terms and we’re transparent about the structure of each deal, but you should evaluate any opportunity on its own merits. Nothing here is investment advice.
How do I get started?
Reach out through the Funding page or contact us directly and tell us about the deal. We respond within 24 hours, review it with you, and lay out the funding or partnership structure that fits. You decide whether to move forward.
